The City's 2026 fee for a new garage building permit is $333.84, and a garage over 10 square metres needs one. Confirm your own lot with the City, because this site cannot approve anything.

The builder looks at the lot, the lane, the old structure if there is one, and the setbacks, then agrees the size, slab, door and electrical with you.
You get a written proposal and compare it with the others. You contract directly with the builder you choose, and the City says the person hired to do the work applies for the permit.

Each independent builder sets its own price; this site does not quote. Calgary builders advertise package starting prices, for example Corsac Construction lists a 22' x 22' double at $27,500 plus GST and Venkor Group lists a 22 x 22 double at $30126, while Precision Construction & Decora describes a finished double at $55,000 to $90,000. Package inclusions differ, so ask each builder to write down the size, slab, framing, door, electrical and whether permits are in the price.
This site does not guarantee a response time, because each builder keeps its own schedule. Ask when the written proposal will arrive and when work could start. The City of Calgary says a building permit review takes approximately 7 days, or 10 to 12 weeks if a development permit is needed, and that neither is guaranteed. Sahi Contracting says most builds take 3 to 5 weeks once permits are in hand, while Falcon Contracting says 4 to 8 weeks from excavation to inspection.
The City of Calgary says a detached garage over 10 square metres (107 sq. ft.) needs a building permit, and a separate electrical permit for lights and the door opener. A development permit is also needed in some cases, for example a garage over 75 square metres (807 sq. ft.) or higher than 4.6 metres. Confirm your lot with the City before you commit to a design.
No. It advertises independent garage builders and does not build, employ crews, pull permits or hold a contracting licence. A builder that accepts deposits or progress payments from homeowners before the work is finished may need a provincial licence. Service Alberta has a search where you can check whether a business is licensed.
Some builders say yes. Falcon Contracting says winter builds are possible with specialized concrete techniques and may cost slightly more for heating, and Hammerhead Construction says concrete needs winter heat to pour. Hammerhead also notes that more projects are completed in summer, so demand for labour can be higher. Asking for quotes in winter gives you time to plan a spring or summer build.
Yes. Airdrie, Cochrane, Okotoks, Chestermere and Rocky View County each publish their own permit rules, fees and setbacks, and some of those details differ from the City of Calgary's. Start with the page for your town and confirm the current rules with the municipality before you sign anything.
