What the Town of Okotoks says about garage permits

The Town's building and renovation permits page says a building permit is required for residential detached garages, and that these structures are not permitted to exceed the height of the principal building. A development permit is also required in some cases: when the property is not in the Traditional Neighbourhood (TN) District, when the structure does not meet the Building and Placement Standards in the Land Use Bylaw, or when it is taller than the primary building.

For a lot in the TN District, the Town's 2025 Detached Garage Guidelines form lists a 0.6 m (2 ft) setback from the interior side property line, 1.0 m from the rear property line, and 3.0 m from the secondary frontage on a corner lot. Windows and doors are not permitted within 1.2 m (4 ft) of a property line, and eaves must sit at least 0.45 m (18 in) back. The same form asks for a professional engineer or architect if the garage structure exceeds 55 m².

The Town says to allow 5 to 10 business days for a permit to be reviewed and approved after payment. It points to a Permit Fee Calculator rather than publishing a garage fee, so ask the builder who quotes your job to say who applies for the permit and what the fee is. Always confirm the rules for your own lot with the Town of Okotoks before you sign anything.

Polskiy Building, on its Okotoks garage page, advertises 1-car garages (14 by 20) starting from $18,660 plus GST. Its 2-car garages start from $20,376 plus GST for 20 by 20 and $23,853 plus GST for 20 by 22, and its 3-car garages start from $44,800 plus GST. These are that builder's advertised starting prices, not a market average and not a quote from this site.

The same page lists add-ons, all plus GST: insulation and poly (vapour barrier) at $1,700, drywall and insulation at $3,000, a gas line with permits (where available) at $3,000, and a 50,000 BTU gas heater at $2,000. A 240V sub-panel upgrade is listed at $900 for 40A, $1,000 for 50A and $1,200 for 60A. A garage you can heat and use as a workshop in January costs noticeably more than the starting price.

Starting prices are the low end. One Calgary firm, Precision Construction and Decora, publishes cost ranges of $55,000 to $90,000 for a finished double garage, and says they are typical market ranges, not fixed prices. Builders also differ on what the base price includes, which is why a written quote with the inclusions spelled out beats a headline number. Getting two or three quotes before the spring rush

Garage projects tend to be planned in winter and built in spring or summer, so ask for quotes early. One Calgary builder, Hammerhead Construction, says more projects are completed in the summer months, so demand for product and labour can be higher. It also says garages can be built in cooler months, but concrete then needs winter heat, which can add to the cost.

Build times are quoted by builders, not by the Town. Sahi Contracting says most Calgary builds take 3 to 5 weeks once permits are in hand, and Falcon Contracting says 4 to 8 weeks from excavation to inspection, with permits and weather able to stretch that. Ask each builder for a start date and a finish date in writing.
