Below are the numbers Calgary builders and the City publish, with the source named for each, plus what sits between a package’s “starting from” price and a garage with heat, lights and a door you like. None of it is a quote. Every figure is one firm’s advertised price or one body’s published fee.

What It Costs to Build a Garage in Calgary Depends on Where You Stop
Published package starting prices from Calgary builders begin in the high teens to mid-twenties of thousands for a single or small double. A turnkey cost guide from one Calgary builder puts a finished double at $55,000 to $90,000. The two figures stop at different points.
A package price usually covers the shell: slab, framing, roof, siding, one door and basic power. A turnkey price adds insulation, drywall, heat, better electrical, nicer doors and whatever the lot needs. “Starting from” prices leave out upgrades, and what counts as an upgrade changes from firm to firm.

Precision Construction & Decora calls its ranges typical market ranges, not fixed prices. Read every row that way. Use it to frame your questions, not as a budget.
What each package includes explains much of the spread. Corsac’s package lists a 4” to 5” pad with a 6” curb, 2x4 framing with 8’ walls, 40-amp service with a subpanel, and the garage electrical permit and inspection. Calgary Garage Builders lists a slab, framing and roof, vinyl siding, a 16x7 overhead door and 15-amp service. Venkor lists a 4” slab with a 6” curb wall, 9.5’ walls, a 240V 30A subpanel, and says City permits and design drawings are in its quote. Three doubles at nearly the same price turn out to be three different garages.
Three Examples: What a Garage Budget Looks Like on the Lot
These anonymised illustrations are built from the published figures above. They are not past projects, and the arithmetic is a sketch, not a builder’s quote.
A 1958 bungalow in Bowness with a leaning 14x22 single. The old garage is 308 sq ft. Corsac advertises removal from $17.50 per sq ft, including the old pad, fencing and capping electrical and gas. At that rate, 308 sq ft comes to $5,390 before anything new goes up, if a builder charged the same. For the new garage, Precision Construction & Decora’s finished single range is $35,000 to $55,000, while Venkor advertises a 14x20 single from $20,861. The City says demolishing an old detached garage usually needs no separate demolition permit when a new garage replaces it, unless it is independently serviced or carries the house’s meters. A 24x24 is 576 sq ft, about 53.5 m2, which sits just under the 55 m2 line where the City says a slab without a concrete foundation 1.2 m below grade needs a professional engineer’s design. Airdrie requires a building permit for every garage over 10 m2 and a Real Property Report, and since 1 March 2026 roof truss designs need an Alberta engineer’s seal in Airdrie and Rocky View County. A Springbank acreage owner planning a heated triple. Venkor advertises a 30x24 triple from $48,606, and Corsac a 36x20 triple at $49,000 plus GST, which it says needs an engineered pad with stamped drawings. Both are 720 sq ft, about 66.9 m2, so the 55 m2 slab rule is in play. Rocky View County says pre-engineered slab designs exist for single-storey garages and that truss layouts must be engineer-stamped. Heat is where this budget jumps. Precision Construction & Decora puts in-floor heat at $6,000 to $12,000 extra and a forced-air or radiant tube heater at $2,500 to $6,000. Corsac advertises a gas heater package at $6,600 that includes the underground line, trenching, permits and dedicated electrical. These add-ons come on top of the starting price, so ask each builder to price the same finished spec.
What Adds to the Cost of Building a Garage
Most of the distance between a package price and a final price comes from a short list of items. Ask about each one in writing.
- Insulation and drywall: Precision Construction & Decora gives roughly $6,000 to $15,000 for a double. Ask how a builder scales that for a larger or taller garage.
- Heat: a forced-air or radiant tube heater runs $2,500 to $6,000, and in-floor heat adds $6,000 to $12,000 (Precision Construction & Decora). A gas heater needs a gas permit, and in Calgary only a certified gas fitter can pull it.
- Doors: Prime Garage Doors’ 2026 guide lists installed insulated steel doors at $1,499 to $2,099 for a single and $2,099 to $3,399 for a double. Carriage-style doubles run $3,000 to $4,200, and smart openers start at $480 installed.
- The slab: Patriarch Construction says most pads fall between $4,500 and $8,000, with a single of about 240 sq ft at $2,000 to $3,000 and a small double of about 440 sq ft at $4,500 to $6,000. Precision Construction & Decora puts a double-garage slab with the right footings at $9,000 to $18,000. Ask what footing the price assumes.
- Electrical: Falcon puts basic service at $800 to $1,500 and EV charging prep at another $1,200 to $2,500. Precision Construction & Decora gives $2,000 to $6,000 for a 240V outlet, subpanel and extra lighting. Calgary Garage Builders lists a 60-amp upgrade at $2,000 plus GST. Electricians and gas fitters are compulsory-certification trades in Alberta; carpentry is not.
- Wall and door height: standard walls are 8’ at one builder and 9.5’ at another. A taller door for a truck or a hoist means taller walls, and in Calgary a garage with more than 3 m from the parking surface to the trusses needs a development permit. Builders will price the height you need, so ask.

Permits and Fees: The Part You Can Actually Look Up
Permits are the one piece of the garage building cost with a published price, so work from the City’s numbers.
The City of Calgary treats a detached garage as an accessory residential building. It needs a building permit if it is larger than 10 m2 (107 sq ft). A garage that meets every Land Use Bylaw rule needs a building permit and trade permits, but no development permit. A development permit is needed if the garage is higher than 4.6 m, if the wall-to-truss height from the parking surface is over 3 m, if it is over 75 m2 (807 sq ft), if it is larger than the house, if it is closer than 1.0 m to the house, or if you need any bylaw relaxation.
The 2026 fees on the City’s schedule:
- New garage building permit: $321 plus the 4% Safety Codes Council fee, $333.84 in total.
- Homeowner electrical permit: $116.50, and only for work you do yourself in the home you live in. A builder’s electrical permit has to be pulled by a Master Electrician.
- Development permit for a relaxation: $550.
- Starting work before the permit: charged double the permit fee.
The City lists about 7 days for a building permit and 10 to 12 weeks for a development permit, and says timelines are not guaranteed and volumes have been higher than seasonal. It also says that if you hire someone to do the work, that person needs to apply for the permit. So ask any builder, in writing, who applies, who pays and whether the fees are inside the quote.
Bylaw limits are in metres: 4.6 m high from the finished floor, 3.0 m at any eaveline, side and rear setbacks of 0.6 m (1.2 m where the line is shared with a street, with exceptions), and at least 1.0 m between the garage and the house. Never build over a gas line; the City’s list says to keep 0.3 m clear or sleeve it, and Click Before You Dig is 1-800-242-3447.
City pages carry a disclaimer that they have no legal status, so confirm everything with the City before you build. The City’s garage permit page is the place to start. Outside Calgary the rules differ: Rocky View County publishes $0.30 per sq ft under 55 m2 unfinished and $0.40 over, plus 4%, and Cochrane, Okotoks, Airdrie and Chestermere each set their own fees and limits. Timing, Contracts and How to Compare Quotes
Builders publish their own timelines. Sahi Contracting says most builds finish 3 to 5 weeks after permits, and Falcon Contracting says 4 to 8 weeks from excavation to inspection. Hammerhead Construction and Falcon both say winter builds are possible but that concrete needs winter heat, which can add cost. Hammerhead says summer is the busy season. These are builders’ statements, not promises.
Because summer is busy, asking in January or February leaves time to compare two or three written quotes without a deadline.
Compare like with like. Ask each builder to price the same size, wall height, door size, slab thickness and footing, electrical amperage, insulation and heat. Then ask:
- Are the building and electrical permit fees, drawings and inspections in the price?
- Is GST in or on top? Tax treatment is stated differently across builders.
- What is excluded: removal, grading, a gas line, stamped truss drawings, a site visit fee?
- What are the payment terms, start and completion dates, and what happens if the start slips?
Service Alberta says a builder that sells at your home and takes money before the work is done needs an Alberta prepaid contractor licence, and you can check it on Service Alberta’s prepaid contracting licence page or by calling 1-877-427-4088. A licence is not an endorsement of quality. Service Alberta also says a contract signed away from the builder’s place of business can be cancelled for any reason within 10 days of receiving the written contract, and that the contract must include itemized prices, payment terms, start and completion dates and a statement of cancellation rights.
